Plain-English terms for using Garden State Permits. Last updated October 18, 2026.

What we are

Garden State Permits is an independent paperwork-preparation service. We are not a licensed professional (architect, engineer, plumber, electrician or HVACR contractor), not a permit expediter licensed by any agency, and not a government office. We are not affiliated with the New Jersey Department of Community Affairs or any municipality.

What we do

You send us the job details. We prepare the construction permit application and the technical subcode forms, collect the required signatures electronically, submit the package to the town the way that town accepts it, relay any correction requests, and help schedule the inspection.

Your forms, your responsibility

• The contractor reviews and signs or seals their own forms. We never sign for anyone.
• The contractor is responsible for the accuracy of the job information they give us: the address, the scope of work, the equipment, the estimated cost, the license and registration numbers, and the homeowner's authorization.
• Town permit fees, inspection fees and any other government charges are paid by the contractor. Our fee covers paperwork and filing only.
• Whether a permit is issued, and when, is the town's decision, not ours.

Fees and refunds

Our fee is a flat $150 per permit unless we agree otherwise in writing. Corrections requested by the town on a permit we prepared are refiled at no extra charge.

Limit of liability

Our liability to you for any claim related to a permit we prepared or filed is limited to refunding the fee you paid us for that permit. We are not liable for town delays, denials, stop-work orders, fines, lost time or any other indirect or consequential loss.
