You text us the job. We fill out the state forms, get the e-signatures, submit to the town, answer the corrections and book the inspection. You stay in the basement, on the roof, or on the next estimate.
Send your first job (it's free)See how it worksEvery NJ town runs the same state forms (the UCC folder plus the building, electrical, plumbing and fire sections) through its own portal, inbox or counter. We know the forms and we learn each town's quirks so you don't have to.
Small and mid-size shops in Bergen County, NJ. One-person operations welcome.
Furnace, boiler, AC and heat-pump swaps, mini-splits, ductwork and gas piping. Like-for-like swaps are "minor work" in NJ: once the town has notice you can start, and the full application is due within 5 business days. Send it to us in the morning and the notice goes in the same day.
Water heaters and boilers (minor work, same-day notice), repipes, gas lines, bathroom and kitchen rough-ins.
Standby generator installs: the building, electrical and plumbing (gas) sections prepared together, with the cut sheets and the site sketch the town asks for.
Service upgrades, panel changes, EV chargers, new circuits and rewires. Where a town still wants a sealed paper subcode sheet, we prepare it and tell you exactly what to sign and drop off.
Rooftop solar and EV charger installs. You bring the design package; we assemble and file the application and chase it through.
Finished basements, kitchens and baths, decks, additions. Where sealed drawings are required, you bring the drawings and we handle the rest.
Roofing, siding or window shop? Like-for-like replacements on one- and two-family homes need no permit in NJ, so you probably don't need us. When a job does need one (structural, multi-family, commercial), send it over.
Most jobs take us under a business day to prepare. Then it's the town's clock, and we stay on it.
Text or email the address, the scope, the equipment spec sheets and your license and registration numbers. Photos of your estimate are fine.
We prepare the complete application and send it back for your e-signature. You stay the applicant and the contractor of record; nothing is submitted without your approval.
We submit through the town's portal or by email, send you the town's fee to pay directly, answer any correction notice, and watch the town's 20-business-day review clock so the file doesn't sit.
Tell us when the work is ready. We book the rough and final inspections and send you the confirmation.
One flat price per permit. No setup fee, no monthly minimum, no contract.
Plain talk about what we are. Garden State Permits is an independent paperwork and filing service, new in 2026. We are not a licensed contractor, architect or engineer, we don't design or seal plans, and we don't guarantee a town's decision or its timeline. You remain the licensed contractor and applicant of record and sign your own sections. If a job needs something we can't do, we'll tell you before we take it.
Under the NJ Uniform Construction Code (N.J.A.C. 5:23-2.7), replacing roof covering, siding or same-size windows on a one- or two-family home is "ordinary maintenance" and needs no permit, as long as there's no structural change. Multi-family, commercial and structural work is different. Not sure? Send us the job and we'll tell you, no charge.
Usually yes. Under N.J.A.C. 5:23-2.17A, like-for-like replacement of a water heater, furnace, boiler or AC unit is "minor work": work may begin once the town has been notified, and the full application must be filed within 5 business days. An inspection still follows. We send the notice the same day you send us the job, then file the full packet.
You do. The licensed contractor signs the technical section for their trade, and the homeowner signs the owner authorization that names us as agent for the filing. We prepare everything and collect the signatures electronically; we never sign anyone's certification. One catch: the state board for electrical contractors has not yet approved electronic seals, so some towns still want the electrical subcode sheet with an original seal on paper. When that applies, we prepare it and tell you where it goes.
We're starting with Bergen County and adding towns as contractors send jobs. If your job is in another NJ county, send it anyway; the state forms are the same and we'll tell you if we can take it.
We usually have the application prepared and back to you for signature within one business day of getting the full job details. Town review times vary from a few days to several weeks and are out of anyone's control; we follow up so the file doesn't sit.
Correction notices are part of the job and refiles are free. We fix and resubmit until the permit is issued.
Card, after the application is submitted. Town fees go to the town, not to us. Your first permit is free so you can see how we work before paying anything.
Your first permit is free. We'll reply the same business day.
